What is a home inspection?
A home inspection is a limited, visual survey and basic performance evaluation of the systems and components of a home using normal controls that provides information regarding the general condition at the time of inspection. It is not intended to be a comprehensive investigation or exploratory probe to determine the cause or effect of deficiencies noted by the inspector.

What is not included in a standard inspection?
While we do inspect several main components of a home, there are several items that we do not inspect and some of those are listed below:
Termite, pest, and insect inspecting
Sprinkler systems
Water filtration/reverse osmosis systems
Water softeners
Window blinds
Fences
Outbuildings and barns
Solar panels
Septic Systems
Well systems
Pool and spas (and their equipment)
Low voltage systems (security, cat5, phone line, etc)
Biological and environmental hazards inspecting
Do I need an inspection?
It’s best to learn as much as you can about your future home prior to your purchase. An inspection will give you a much clearer understanding of the property condition and helps to identify potential problems or issues that can be addressed upfront rather than sometime after you move in. Without an inspection you accept the property regardless of known or unknown defects.
Are there Limitations?
Yes. We strive to be as thorough as possible however we cannot inspect items that we cannot see (such as areas behind walls, under floors, in ceilings, etc.) and area’s we cannot physically access during the inspection.
When should I schedule an inspection?
It’s recommended you schedule an inspection immediately after going under contract due to time constraints during your purchase.
How long will the inspection take?
A complete and thorough home inspection will typically last between three to five hours. A quality inspection should not be rushed by you, other parties, or any real estate professionals.
When will I receive the report?
Ninety Nine percent of the time you will receive the report the same day.
What if the inspection Report reveals problems?
No house is perfect and most of the home inspection finding will be maintenance recommendations and minor imperfections. At times we do find major defects and safety hazards. Every situation is different and it is up to you and your real estate agent to decide how to proceed after the inspection.
What if I have questions later regarding items that are in the report?
If you have questions after the inspection, contact us! We are happy to answer any questions you have.
Who receives a copy of my report?
The inspection report is yours and we will not give a copy of the report to anyone but you without your consent. However, you will probably want your real estate agent (if applicable) to also have a copy. When you schedule your inspection we, we will ask you if you would like us to send the report to any other parties.
