Residential Inspection

This is a full top to bottom Inspection of your home (usually prior to purchase) where I take a look at every available inch of your home and every major system both inside and outside your home.

This covers but is not limited to: Structure, Foundations, Plumbing Systems, Electrical Systems, Basements and Crawl Spaces, Roofs, Attics, Walls, Floors, Ceilings, Gutters and Drainage, Porches, Decks, Built-In Appliances, Windows, Doors, Water Heaters, Plumbing Fixtures, Air Conditioners and Heaters.

Once your Home Inspection is complete you will receive a full report within 24 hours (usually closer to an hour) documenting the results in a concise, organized, easily understood and readable manner. After your inspection if you have any questions please reach out! I am here to help!

Walk and Talk Consultation

This is a brief consultation that takes place during a buyers viewing of a property.

While I always prefer a home inspection, the incredibly hot seller’s market in the area is prompting buyers to make offers that waive contingencies. This doesn’t mean that buyers need to go into one of their largest purchases without an understanding of the property’s condition. Instead, buyers should consider a “Walk and Talk” consultation. This consultation can help the buyer get a realistic sense of the home’s condition by flagging the repairs and identifying areas that require further evaluation.

The five main points of focus during a consultation are: Roof, HVAC, Attic, Crawlspace, and the Water Heater.

  • Drone Inspection: Roof Only

    Concerned about how well your roof is holding up but don’t want anyone to walk on it due to the potential to cause damage? Maybe it’s a slate roof or just to steep of a pitch to safely walk.

    Either way I can use my drone to get a good look at your roof and provide an estimate for how long it will be before it needs to be replaced and potentially notice any more immediate issues.

  • Add On: Mold Testing

    With every inspection I check for visual indications of mold growth in your home but if you would prefer additional testing to be done to ensure a mold free home additional testing is available.

    The PRO-LAB® MOLD TEST KIT offers four easy sampling methods. The first two air sampling methods can indicate the presence of a hidden or an elevated mold problem in as little as 48 hours. If mold growth occurs after the air sample is taken, a Lab Analysis can identify which type of mold is present.

  • Add On: Whole House Imaging

    During each inspection I use Thermal Imaging as needed to assist in detecting noticeable temperature differentials in each house. However as an additional service I can take a video using the Thermal Imager to analyze every single room in the house.

    This is an excellent way to find out where you could be lacking insulation in the walls.



  • A pre-drywall inspection is a phase of the home-building process that is performed to analyze the underlying structure and component systems prior to the interior walls and ceilings becoming insulated and having drywall installed. Unlike a normal home inspection, the pre-drywall inspection goes on while construction is ongoing, as opposed to once the home is already built. After the foundation components, windows and outside doors, flooring, walls, plumbing and electrical components, and roofing components have been added to the property, the pre-drywall inspection is ready to begin.

    A pre-drywall inspection typically includes the inspection of:

    The foundation of the home
    The HVAC system
    The roofing ystem
    The plumbing system
    The electrical system
    The flooring system

  • This is the same as your Full Residential Home Inspection. I’m just adding it here as well because yes, even though your home is brand new you should still have it inspected to make sure everything was done properly!

  • A home warranty inspection helps you identify and document defects in your home before the builder’s home warranty expires. Even if an elite builder built your home, and you had the pre-drywall and final walk-through inspections, the home may have undergone stresses, seasonal changes, and likely some level of settlement that could reveal additional defects.
